For Non-Resident Indians (NRIs) interested in investing in real estate in India, the process has become more streamlined. Both Persons of Indian Origin (PIO) and holders of Overseas Citizenship of India (OCI) are eligible to purchase residential or commercial properties in the country.
Leading financial institutions in India offer home loan facilities to NRIs to support their real estate investments. To secure a home loan, NRIs are required to provide various documents, including:
- Proof of age
- Proof of residence
- Educational qualifications
- Income statements
- Employment verification
- Passport/OCI
- Bank statements
Additionally, NRIs must designate a Power of Attorney (POA) to represent them during the home loan process. This representative will handle the legal and administrative tasks on behalf of the NRI.

Overseas Citizenship of India (OCI) is an immigration status that allows foreign citizens of Indian origin to reside and work in the Republic of India indefinitely.
Yes, Non-Resident Indians (NRIs) are permitted to buy and sell both residential and commercial properties in India.
There is no limit on the number of residential or commercial properties an NRI can own in India. However, NRIs are restricted by law from purchasing agricultural land, plantation properties, or farmhouses.
Yes, NRIs can acquire commercial properties in India, subject to certain conditions. The purchase must be financed through inward remittances in foreign exchange via regular banking channels or from funds in the purchaser’s NRE/FCNR accounts held with Indian banks. Additionally, a declaration must be submitted to the Central Office of the Reserve Bank of India in Form IPI 7 within 90 days from the date of property purchase or final payment.
